Disclosure Specialist

The Disclosure Desk Coordinator will be responsible for providing prompt and professional delivery of disclosures to the loan originators or applicants. Establish and maintain a high level of service and customer satisfaction to both the inside sales team and external clients. Compliance and/or experience with mortgage disclosures is preferred.

Responsibilities:

  • Manage company pipeline for initial disclosure and final disclosure sets, change of circumstances, and making sure proper disclosures are sent out within the proper time frame.
  • Reviewing Loan Estimates, Closing Disclosures and disclosure packages to make sure they are compliant prior to them being sent to out to borrowers.
  • Monitor ALERTS and pipeline view in Encompass
  • Managing company pipelines for initial disclosure and final disclosure sets, change of circumstances, and notices, and making sure proper disclosures are sent out within the proper time frame.
  • Reviewing Loan Estimates, Closing Disclosures and disclosure packages to make sure they are compliant prior to them being sent to out to borrowers.
  • Documenting and tracking any errors and omissions in disclosures and disclosure packages for remediation.
  • Verifying validity of Change of Circumstances requests.
  • Pulling internal compliance reports from loan origination systems, and ensure that all issues are addressed before the release of the disclosure packages.
  • Develop working knowledge of federal and multi-state laws and agency disclosure guidelines affecting residential mortgage origination: TILA, REG Z RESPA, ECOA, FACTA, FCRA, MDIA, BSA/AML, HMDA.
  • Ensuring disclosure packages are properly archived.
  • Providing input on areas for improvement in the disclosure function.
  • Assisting with other duties as necessary.
  • Maintain dialogue with loan originators/processors regarding the status of their loans
  • Promote professionalism and customer confidence by keeping mortgage loan information confidential
  • Be open to cross-training opportunities in other departments
  • Proficient in Encompass
  • Excellent written and oral communication skills
  • Analytical with good attention to detail
  • Good judgment and the ability to work independently
  • Good math skills
  • Ability to multitask, work well under time constraints and within deadlines
